Real Estate

Whether you are buying, selling, or working in the Real Estate game, we have information that could be very profitable for you to know.

For Home Sellers

Do you have energy efficient measures in place at your house? Does your home catch the warming winter sun? Do you just love the cool breezes that your house achieves in summer? Have you installed any of the following items:

  • solar panels

  • solar hot water

  • ceiling insulation

  • external blinds

  • window sealing measures

  • ceiling fans

These designed and installed items cost money, and you want to make sure that when you sell your house, potential buyers are able to place a value on them, both in terms of their installation, but more importantly, in terms of the on-going energy savings from reduced power bills.

An increasing number of home buyers are looking to 'future-proof' their investment by buying a home that has low energy needs.

The best way to communicate the Energy Efficiency features of your home to potential buyers is to provide them with an Energy Efficiency Star Rating. This will show them how many stars your home achieves (out of a maximum of ten), and will alert them to the value of a higher rating.

A 2010 study by the National Framework for Energy Efficiency showed that if the energy performance of a house improves by 1 star level, on average, its market value will increase by about 3 per cent. That is, if you can show that your house is more energy efficient than a comparable house on the market, due to factors such as orientation or ceiling insulation, then on an average house of $500,000, you could potentially sell it for $15,000 - $45,000 more (depending on the Star Rating achieved).

For Home Buyers

Are you concerned about rising energy prices? Have you been paying a lot for your electricity lately? Would you like to know how energy efficient a particular home is that you are considering purchasing? Would you like to be able to compare houses in terms of their energy efficiency?

The best and most reliable way to do this is to obtain a Building Energy Efficiency Ratings Certificate on the homes that you are considering purchasing. At BERA, we are able to provide these certificates for just a small fraction of the price you are intending to pay for your new home.

As stated in the National Framework for Energy Efficiency's report on Energy Efficiency Rating (EER) and House Prices (2010) “buying a house with a better EER means reduced operational energy costs as well as greater thermal comfort, physical health, and the satisfaction associated with doing something positive for the environment.”

For Real Estate Agents

Would you like to attract more potential buyers to the houses that you are advertising for sale or auction? Would you like a way to highlight the Energy Efficiency Measures that your clients value in their homes?

In 2010, the National Framework for Energy Efficiency conducted a report on Energy Efficiency Rating and House Prices in the ACT (2010). The study found that if the energy performance of a house improves by 1 star level, on average, its market value will increase by about 3 per cent. If you can show a property's energy efficiency in a comparable, market-recongnised way, then your selling clients will benefit from an increase in sale price, and your purchasing clients will benefit from increased knowledge of the property they are purchasing.

At BERA, we have a special interest in providing these Building Energy Rating Certificates for Home Sellers. We would love to work with you to provide this service for your clients.
